NELSON LAKE LODGE BAR AND CAMPGROUND - HAYWARD, WI
Nelson Lake Lodge Bar has 22 seats that overlook the lake, with off sale. The grill has a menu of sandwiches, salads, fish and chicken fry, bar snacks, and also a selection of ice cream treats, such as malts, shakes, floats, and sundaes.
There is an attached game room that has additional seating at tables, a conversation table, and also arcade games and a pool table.
The 45 site campground has been converted to seasonal camping only. The newly created (15) seasonal sites have new septic systems and cement patios in 2003. The complete campsite (45 sites) has updated 50 amps. service with individual electric meters so that each camper pays their own electric usage.
The living quarters have two bedrooms, living room, office, bathroom, and laundry/storage room. There is a work room behind the game room, along with a storage area for beer and pop, and a liquor room. There is a one bedroom apartment above the bar. This has a living room, kitchen and bathroom. This can be rented out or kept for family and friends.
There are two large metal storage sheds, a marina for storage of marine related equipment, and a separate garage. New docks for the bay were installed in 2003. These are reserved by the season for the campers for additional income. In 2005 all docks on the lake front were replaced with new docks. These are also reserved by seasonal campers.
The grounds include 300+ lake frontage on Nelson Lake, 2.33 acres of land. There is a shuffleboard court, horseshoe pit, large playground area with swings, slides, 2 merry-go-rounds, and jumper toys. There is a sand beach with a sitting area.
The Lodge was recently remodeled, and the electric upgraded in 2003. In the winter of 2005-2006, the kitchen was completely remodeled and expanded with all new equipment, flooring, wall covering and electrical.
The seasonal campers pay their yearly fees by April 15th in full. There is also a condo fee that is paid by 13 cabins of $50/mo. year round for the mowing of the grass, garbage collection, and for turning the water on and off between the cabins and the Lodge. Other revenue is from the sale of clothing, bait, ice, bar, and food sale.
Price $795,000. Land contract will be considered to qualified buyer. Refer this to someone that may like to own a resort, and if they buy it, at closing you will receive $10,000 finders fee. Have them mention your name for credit.

We are located on the northwest side of Nelson Lake, approximately one-quarter mile above the big dam. Nelson Lake Lodge can be reached quickly by taking Highway 27 North from Hayward, about seven miles to the Nelson Lake dam. As you cross the bridge on 27, immediately take a right by the 'Wayside sign'. Go up the road 100 yards and take another right on Lodge Road.
Our sandy beach and our expansive playground, which consists of merry-go-rounds, slides, swings and tether ball, along with a shuffleboard court and horse shoe pit for the young and young at heart.
Excellent fishing from shore; gasoline available on the lake.
